Active real estate management
Property evaluation
Upon signing the agreement with the property owner, our team will be responsible for conducting a complete evaluation of the real estate property and submitting a report to the owner to inform him or her of ways to maximize the profitability of the revenue property or needed improvements.
Rent study by region
We verify regularly the neighbouring vacant apartments, as well as the rental conditions in the same region to ensure that the rental conditions of our property owners are maximized.
Property management
We ensure that the properties are maintained in good condition and are clean, and we will perform, with the owner’s consent, the necessary improvements in order to minimize the risks of major work.
Daily management
Rent collection
We will ensure that rents are collected on the first day of every month. Late payers will be immediately advised in writing in order to avoid any conflicting situations.
Deposit and bank consolidation
We will deposit the rental amounts in the owner’s account, prepare supplier cheques and provide a monthly revenue and expense report relative to the property.
Report
A monthly revenue and expense report will be generated and sent to the owner so that he or she is continuously informed of the financial situation of his or her investment.
Financial statements
At the end of the year, for income tax purposes, the owner will receive a financial statement, along with the balance sheet. A budget will then be set up in order to maximize the future profitability of the property.
Remittance of government statements
We prepare within the required delays stipulated by the law, the T4’s, company dockets as well as all information required by government authorities.
Negotiation and lease renewal
We will follow all the necessary steps required by law in order to provide lease renewals with the tenants and effectively manage their responses, thus facilitating the renewal process.
Evaluation and dwelling maintenance with the purpose of renting
With every lease termination, an inspection of the dwelling unit will be conducted and a list of recommended renovations provided. With the owner’s consent, some of this work will be done rapidly to allow the dwelling unit to be rented as quickly as possible.
Rental of vacant dwelling unit
As soon as we know the date at which the dwelling unit will become vacant, initiatives will be taken to rent the premises: newspaper ads, ads in various internet sites, as well as in the SEJ Management site. Every potential tenant will undergo a credit check in order to target the best clientele possible.
Rental Board
In the event of a dispute with the tenant, whether for non-payment or non-respect of the lease conditions, we will represent the owner at the Rental Board, while respecting the steps and deadlines stipulated by the law.
Suppliers
We make sure to provide, on a daily basis, the best rates from our suppliers by conducting frequent studies of the competition.
Major and minor repairs
In the case of major repairs, we ensure that the work will be done according to the rules, we evaluate all quotes from our suppliers in order to minimize the job costs.
Minor repairs will be done in an effective and rapid manner by the members of our team, and we will evaluate the quality of the work in order to avoid any dissatisfaction.
Maintenance management
Before signing a binding contract with a supplier, we first obtain their competitive rate and then negotiate the best agreement possible.
24-hour emergency service
In case of an emergency, our team will be responsible to rapidly intervene in order to solve the problem in the most efficient manner and will follow up to avoid any reoccurrence.
